Founded the First Cloud Brokerage
Cloud Real Estate, Denver, 2013: the first legitimately cloud-based real estate brokerage in America, started as a single agent.
Press and Media
I founded America’s first cloud-based real estate brokerage at 28, taught myself film and code because no template could hold the work, and now build entire companies, brand, software, and AI, on one platform. Here is everything you need to tell that story accurately.

The Angle
The threads I get asked about most, in my own words. Pick one, or pull them together.
Most founders hire the brand, outsource the film, license the software, and bolt on the AI. I build all of it myself, end to end, because I taught myself each craft when no template could hold the work. An ever-growing portfolio later, that is the story: what becomes possible when one person can ship the entire stack.
Timatsu runs underneath every venture I own or co-found. Each company has its own AI agent, with a name and a job, working as a member of that team: Sawyer scopes and prices construction jobs at Mosko, Vista runs the studio at Horizen. This is what an AI-native company looks like when it is real, not a pitch deck.
In 2013, at 28, I founded the first legitimately cloud-based brokerage in America, ran the numbers that could predict who was about to sell, and coached top agents under NDA. The rooms I worked in were full of athletes, artists, NFL owners, and CEOs. Everything I build now traces back to that decade.
AI is the foundation every modern platform stands on, but it is not why the companies I build move faster than the markets they enter. The rest is vision, identity, and a founder who decides once to be comfortable with every outcome. The book is about that. So is everything on this site.

Tim Kinzie is the founder of Timatsu, an AI and software company, and a serial entrepreneur who founded America’s first cloud-based real estate brokerage in 2013. A self-taught filmmaker and developer, he now builds entire companies end to end, brand, film, software, and the AI that runs them, on one shared platform.
Tim Kinzie is the founder of Timatsu, an AI and software company, and a serial entrepreneur with fifteen years of building across the United States. In 2013, at 28, he founded Cloud Real Estate in Denver, the first legitimately cloud-based brokerage in America, and grew it coast to coast while representing professional athletes, recording artists, NFL franchise owners, and CEOs. Recognized as one of the most innovative agents in the country, he wrote for NAR’s national magazine on blockchain, decentralized ownership, and AI. A self-taught filmmaker and developer, he founded the brand and film studio Horizen in 2022 and formed Timatsu in 2026. Today his ever-growing portfolio of companies runs on one AI platform, each with its own named AI agent working as a member of the team. His first book is forthcoming.
Tim Kinzie is the founder of Timatsu, an AI and software company, and an entrepreneur whose career has followed one instinct: find the gap, build the bridge, and do it again. He began in real estate in 2011 at one of the industry’s national brands, shooting his own listings with cinema cameras and drones, and saw the gap between national reach and local care. In 2013, at 28, he built the bridge: Cloud Real Estate in Denver, the first legitimately cloud-based brokerage in America. He grew it across Colorado and coast to coast, from Bend, Oregon to the Research Triangle in North Carolina, coached top agents under NDA, and represented professional athletes, award-winning recording artists, NFL franchise owners, and CEOs of household-name brands. He earned the Certified Residential Specialist designation in 2016 and Million Dollar Guild recognition in 2018, and, recognized as one of the most innovative agents in the country, wrote for The Residential Specialist on blockchain, decentralized property ownership, and artificial intelligence. Self-taught in film and code because no template could hold his perspective, he founded Horizen, a brand identity and film studio, in 2022. In 2026, after writing the manuscript for his first book, he formed Timatsu, where he builds proprietary AI systems, native apps, and enterprise software end to end. His companies, Horizen, Montlor, Mosko, and Todloski, all run on the Timatsu platform, each with its own named AI agent. He works only on ventures he believes in.
In My Words
Lines from my own writing, cleared to quote with attribution to Tim Kinzie. Each links to the piece it comes from.
Boldness is not a personality trait. It is a pre-made decision.
AI is the foundation every successful modern platform stands on. But the vision creates the AI, not the other way around.
Every business is a founder. The timeless disciplines have to be optimized for that person, or you are just rebuilding something worse.
Model systems, never identity. Your perspective is the one thing that makes you irreplaceable.
I build the systems that make getting ahead inevitable.
I only work on projects I believe in.
