I take ideas from a sketch to a shipped product. I run Timatsu, where I build AI systems, software, brands, and my own ventures.

For more than a decade, Tim Kinzie has done the same thing across very different industries: build something real, lead it with conviction, and get ahead of where the world is going. The path runs from a pioneering real estate brokerage, through a cinematic brand studio, to an AI platform, and the through-line is a single standard for how things should be made.

The Path

From a Single Listing to a Software Company.

  1. 2011

    A national brand

    The career begins

    Tim started in real estate at one of the industry's national brands, learning the systems, reach, and machinery of scale, and, in time, the limitations that come with a company that size.

  2. 2012

    A local company

    The other end of the spectrum

    He moved to a local company and met the opposite trade-off: closeness and care, but without the reach and tools of the giants. Between the two extremes, he saw exactly what the industry was missing, a bridge.

  3. 2013

    Denver, Colorado

    Cloud Real Estate is born

    At 28, Tim built that bridge: the first legitimately cloud-based real estate brokerage in America, pairing the reach and systems of a national brand with the closeness of a local one. What started as a single agent quickly became a company.

  4. 2013 - 2018

    The Front Range

    From agent to leader

    He moved from selling to coaching, recruiting, training, and leading agents, expanding across Colorado: north to Fort Collins, south to Colorado Springs, and west to Vail, on a company built entirely on his own intuition and philosophy.

  5. Early 30s

    Accolades

    CRS and the Million Dollar Guild

    Tim qualified as a Certified Residential Specialist, a rare designation made rarer by his speed, and as a Million Dollar Guild member of the Institute for Luxury Home Marketing. Holding both, that young, while leading his own firm, was rarer still.

  6. 2019

    Bend, Oregon

    West Coast expansion

    Tim relocated his family to Bend and perfected marketing that turned expired listings and stalled sales into success. The inside sales staff, training systems, and data disciplines he built here would later shape the software architectures he designs today.

  7. 2020

    Cary, North Carolina

    Coast to coast, and a new lens

    When Covid-19 shut the West Coast down, Tim expanded east. In the same season he fell in love with filmmaking, the spark that would become Horizen.

  8. 2020 - 2021

    A national voice

    The Residential Specialist

    Invited to write for The Residential Specialist, the national magazine of the Residential Real Estate Council, Tim was recognized as one of the most innovative agents in the country. Press sought his read on blockchain, decentralized ownership, and, early and almost alone, artificial intelligence.

  9. 2022

    Horizen

    Horizen is formed

    A pandemic passion for cinematic film became a company. Tim founded Horizen, a brand identity and film firm, and grew it from beautiful visuals into the web, app, and AI infrastructure that turns a brand into a business.

  10. 2026

    Timatsu

    The philosophy becomes software

    Tim formed Timatsu and, in a single build arc, shipped a multi-tenant AI platform, mobile and web apps, and a family of brand sites. Decades of systems thinking, rendered in code.

  11. Today

    Many crafts, one standard

    Founder, builder, designer

    Tim runs Timatsu, building AI systems, software, brands, and his own ventures, Horizen, Montlor, Mosko, and Benibel, end to end.
