Founded by Tim Kinzie at 28. A single agent that quickly became a company, as he moved from selling to coaching, recruiting, training, and leading agents across the Colorado Front Range: north to Fort Collins, south to Colorado Springs, west to Vail.

Certified Residential Specialist, made rarer by the speed of it, and Million Dollar Guild member of the Institute for Luxury Home Marketing, on the strength of his luxury volume. Both held young, while leading a firm built on his own philosophy.

Tim relocated his family to Bend and perfected marketing that helped homeowners facing expired listings and stalled sales. The inside sales staff, training systems, and data disciplines built here would later shape the AI and software architectures he designs today.

When Covid-19 shut the West Coast down, Montlor used it as a reason to expand east. Tim was invited to contribute to The Residential Specialist, and press began asking for his read on blockchain, decentralized ownership, and, early and almost alone, artificial intelligence.

Real estate looks simple from the outside. The variables that actually decide a sale, how a price sits against true absorption, when a micro-market turns, which buyers a home is really for, how leverage moves through a negotiation, take years at the top to read with confidence. Pricing Against Absorption
A list price is a guess until you read it against real absorption: how fast comparable inventory is actually clearing, not what it asked. We price to the rate the market is moving at, and defend that number with evidence rather than hope.
Micro-Market Timing
Two streets can run on different clocks. We read months of inventory, list-to-sale ratios, and seasonality at the neighborhood level, so a home meets demand instead of fighting it.
Buyer-Pool Composition

The profession runs from the agent still learning the trade to the few who set the standard. Tim climbed that ladder quickly, from a single agent in 2013 to leading agents across three regions, and earned the Certified Residential Specialist designation, the most advanced credential in residential real estate, awarded through the National Association of Realtors' Residential Real Estate Council, while still young.
At that level, the standard-bearers came to him. The Residential Specialist, the designation's own national magazine, sought out his read on what was coming, and the press followed. The problems he was naming then, decentralized ownership, new financing, and the strategy and ethics of artificial intelligence, are the ones the industry is only now starting to recognize. He had them in the rearview while the field was still discovering them.
Montlor is that foresight in practice: relationship-driven experience wrapped in modern AI and software infrastructure, and amplified by film-production-level marketing through Horizen. The result is a level of intelligence, vision, speed, and creativity that simply does not exist elsewhere.

Tim Kinzie founded Montlor as Cloud Real Estate in Denver in 2013, at 28, and grew it into one of the most innovative real estate practices in the country. He led agents across three regions, earned two rare designations young, and became an early voice on the technologies now reshaping the industry. He builds the AI and software that runs underneath Montlor through Timatsu, and presents its work through his creative firm, Horizen.
